Four Corners Properties in partnership with Rockwood Capital purchased this 10 acre site in March 2014. Originally designed for R&D and light manufacturing, the property had always enjoyed occupancy by large corporate users due to its flexible, open floor plates and desirable location. It was however, not well suited to tech office space.

With Google expanding into the neighborhood, our client wished to reposition the project for corporate office use, with a heavy emphasis on outdoor amenities.

We designed and entitled a redevelopment of the property in less than a year, increasing the FAR from 35% to 60%. The project included a heavy renovation of the existing building, as well as the constructing a new building. By linking the two buildings via a ground floor courtyard and two second level bridges, we were able to bring each of the combined floor plates up to 125,000 square feet. In addition, we designed a 3-level parking garage and expansive entry court, suitable for commuter bus drop-off.

Soon after its completion in 2017, Google purchased the building for use as tech office space.
